Invitation of suggestions from prospective bidders

for setting up of Golf Course

Convention Centre,

Jaipur Development Authority JDA) has around 590

bighas around 15 lakh square meters) land in Achrol on

Delhi-Jaipur Highway. This land is proposed to be used for

one international level 18 hole Golf Course, a big Convention

Centre, open/covered exhibition space, hotel/resort etc. A

part of this land may also be utilized for making

villas/apartments etc. A broad plan including proposed

sizing and financial model may be seen at www.jaipurjda.org

Suggestions are invited from interested bidders on

proposed sizing and financial model. A meeting with

interested bidders in this regard would be held on 23rd

February at 11:00 am in Manthan Hall in JDA, Jaipur.

Interested bidders may make it convenient to attend this

meeting with their suggestions/plans. Suggestions, if any,

Broad plan for proposed Golf Course-Convention /Exhibition

Centre etc. in Achrol, Distt. Jaipur.

The broad size proposed –

240 bighas of land for Golf Courseand 350 bighas for other purposes is broadly in order.

2. The area/space for different facilities be kept as below:-

(i) Exhibition Space

a. Covered - 50000 sq. meters

b. Open - 75000 sq. meters

Total - 1.25 lakh sq. meters

(ii) Convention Center/Space –Total Built up area 9500 square

meter.

a. Plenary Hall (Divisible) for 5000 people - Built up area of

around 5000 sq. meters.

b. Convention Hall – Capacity 1000 people – Built up area of

10 break away rooms of capacity of 50 each –

d. Pre-function/Kitchen/Public area – Built up area of


(iii) Hotel/Resort - 500 to 800 Rooms. Built up area around 70000

square meters.

(iv) Villas / Apartments - 700 – 1000 Units - Built up area around

1.5 lakh square meters

3. The land for Villas/Apartments be disposed through auction

and for a lease period of 99 years.

4. The land for all other facilities be disposed on the basis of

annual rental, for a period of 60 years, with a clause that

this part of the land and everything built on it would revert

back to JDA after 60 years.

5. The annual rental on this part of the land may be increased

by 10% every year for first 20 years and by 20% every year

for the remaining period (40 years).

6. The bids be invited on both the auction value and the

rental. The discount rate of 12% be taken to calculate the

NPV and finding the best bid.

7. The completion certificate for Hotels/Villas/ Apartments to

be given only after 18 Hole Golf Course, at least 3000 sq.

meter of built up convention space and 10000 sq. meter of

exhibition space is successfully created and becomes

operational.
