Zowel op het gebied van wooncomfort, onderwijs, shoppen, uitgaan, musea, sport en ontspanning. Als highlights noemen we het Van Abbemuseum, Strijp-S en de Dutch Design Week, het Parktheater, popzaal de Effenaar en Muziekcentrum Frits Philips. Verder het grote winkelgebied met gerenommeerde warenhuizen (zoals de Bijenkorf) en speciaalzaken, en de vele opleidingen in het lager, middelbaar en hoger onderwijs (o.a. Fontys, Design Academy en de TU). Behalve het Philipsstadion beschikt Eindhoven over vele andere geweldige sportaccommoda-ties (bijvoorbeeld voor zwemmen en schaatsen). Ook qua omgeving is Eindhoven erg aantrekkelijk. Rond heel Eindhoven vind je fraaie bossen en heide. Heerlijk om te wandelen en fietsen.

Eindhoven ligt heel gunstig in een centraal knooppunt van diverse rijkswegen. Via de A67 rij je ofwel naar Venlo en Duitsland, of naar België. De A2 brengt je zowel naar Maastricht als naar Den Bosch/Utrecht. De A58 verbindt Eindhoven via Tilburg, Breda met het westen.Ook per spoor kom je snel op de plaats van bestemming.

The city is surrounded by beautiful woods and heathland which are great places for walking and cycling.

Eindhoven is ideally located at a key intersection of various motorways. Via the A67 you can drive either towards Venlo and on to Germany, or to Belgium. The A2 will take you to Maastricht and to Den Bosch/Utrecht. The A58 connects Eindhoven to the west of the country via Tilburg and Breda. The rail connections are also excellent.

“Waterrijk is een bijzonder project vanwege de locatie, met veel water en groen. We hebben ervoor gekozen om de situering van de huizen daarop aan te passen. De woningen zijn geclusterd in twee ‘hoef- ijzers’, waardoor er een groen binnenhof ontstaat. Ze kijken allemaal uit op iets aantrekkelijks: het park, de vijver, de oude bossingel, een mooie laan of het eigen binnenhof. Ook bij het ontwerp van de verschil-lende woningtypen hebben we daar sterk rekening mee gehouden. Er zijn relatief ondiepe woningen bij die heel breed zijn (tot 10 m.), waardoor je vanuit de meeste ruimtes uitkijkt op de groene omgeving of het water. Zowel voor als achter.Voor de gevels gebruiken we een rode genuanceerde steen. Dat geeft een warme, vriendelijke uitstraling die perfect in dit gebied past. Verder hebben de huizen een bijzondere detaillering. Zo hebben de ramen diepe neggen, waardoor de kozijnen een stukje terug liggen en je als het ware ‘gaten’ in de lange, continue gevel-lijn krijgt. De voordeur ligt bij sommige woningen ook terug met een nis, of ze hebben een luifel. Al met al valt er veel te kiezen, zowel qua woningtypen als locatie.”

“Waterrijk is a unique project due to the location where there is plenty of water and green spaces. We have opted to adapt the situation of the houses accordingly. The homes are clustered into two ‘horseshoes’, thereby creating the green courtyard. They all look out onto an attractive exterior: the park, the pond, the old wooded boulevard, an attractive avenue of the courtyard itself. We have also taken this seriously into account in the design of the various types of homes. These include relatively shallow homes which are extremely wide (up to 10 m.), as a result of which most rooms look out onto the green surroundings of the water. Both at the front and the back. We have used red nuanced stone for the façades. That generates a warm, friendly image which suits this area perfectly. The dwellings also have unique details. For example, the windows have deep reveals meaning that the frames are slightly set back and this creates, as it were, ‘holes’ in the long, continuous façade line. The front door of some homes are also recessed, or they have a canopy. All in all there is plenty to choose from both as regards type of home and location.”

Een bezoek aan de showroom is een heuse beleving. Naast de nieuwste keuken- en badkameropstellingen ontdek je de antwoorden op al je vragen. Tijdens het hele proces van koop tot oplevering heb je een eigen contact-persoon binnen Van Wanrooij, de kopers-begeleider. Hij of zij houdt je op de hoog-te van de voortgang van de bouw, maar belangrijker nog, denkt met je mee over de indeling en uitvoering van je woning.

De kopersbegeleider legt uit wat je gedurende het proces kunt verwachten en vertaalt je wensen indien nodig in een aanbieding en altijd in een tekening op maat. Geen mens is hetzelfde dus ook geen woning is hetzelfde.

De kopersbegeleider nodigt je, na aankoop van je woning, graag uit in het souterrain van Van Wanrooij keuken, badkamer en tegelwarenhuys in Waardenburg. Hier zijn een groot aantal ko-persopties gerealiseerd en dus te bekijken. De kopersbegeleider vertaalt je wensen indien no-dig in een aanbieding en altijd in een tekening op maat. Jouw woning is immers maatwerk.

1Check je financiële mogelijkheden Allereerst bepaal je jouw financiële mogelijk-heden. Op verschillende websites kun je uit-rekenen wat je kunt lenen en wat de daarbij behorende maandlasten zijn. Je kunt natuurlijk ook advies vragen aan een financieel adviseur.

2Neem contact op met de makelaarDe makelaar heeft alle informatie ten aanzien van de woning en het project voor je. Van platte-grondtekeningen, technische omschrijvingen tot complete optielijsten. Hij of zij helpt je met al je vragen over jouw ideale woning. 3.Teken de koopakteDe makelaar bemiddelt tussen jou en de verko-pende partij. De makelaar kan jou een complete verkoopmap verstrekken, waarin onder meer een concept koopakte is opgenomen. Nadat je te ken-nen hebt gegeven tot aankoop over te willen gaan zal de makelaar de koopakte opmaken, waarna zowel jij als de verkoper deze kunnen onder-tekenen. Na ondertekening geldt een wettelijke bedenktijd van drie dagen, echter wij hanteren bij nieuwbouw zeven dagen bedenktijd.

4.Regel de financieringNu is het moment gekomen om definitief je financiering te regelen. Je kunt bij verschillende hypotheekverstrekkers een offerte opvragen. Laat je goed informeren. Bereid je goed voor: je zult na je kennismakingsgesprek diverse financiële gegevens moeten overdragen aan de hypotheek-verstrekker, daarnaast controleren zij o.a. je leen/betaalgedrag bij het BKR (Bureau Krediet Registra-tie) te Tiel.

5.Maak een afspraak voor overdrachtNadat de financiering geregeld is en je van ons bericht hebt ontvangen dat tot daadwerkelijke overdracht kan worden overgegaan, ontvang je van de notaris een uitnodiging voor overdracht, oftewel notarieel transport. De overdracht (dit wordt ook wel het passeren van de akte van levering genoemd) vindt plaats bij de notaris. Je kunt zelf een notaris benaderen waar je de akte wilt laten passeren of de door ons aange-dragen notaris benaderen. Bij nieuwbouw is de koopsom verdeeld in grondkosten en een aan-neemsom (voor de bouw van jouw woning). De grondkosten betaal je direct bij het passeren van de akte. De aanneemsom betaal je in termijnen, naar rato van de voortgang van de bouw.

6.Pas de woning aan je wensen aanBij onze nieuwbouwwoningen heb je de mogelijk-heid om jouw woning op een groot aantal fronten aan te passen aan jouw ideaalplaatje. We bieden je vele opties om jouw woning te vergroten. Denk bijvoorbeeld aan het vergroten aan een uitbouw, een erker of een dakkapel. Maar we bieden je ook indelingsopties, zoals bijv. een inloopkast, het samenvoegen van slaapkamers, één of meer extra kamers of een grotere badkamer. Daarnaast bieden we je afwerkingsopties, zoals bijvoorbeeld andere binnendeuren en/of -kozijnen, deur- grepen, schakelmateriaal of andere wandafwer-kingen. In de aankoopmap zijn al deze opties in een uitgebreide optielijst opgenomen. Daarnaast is nog veel maatwerk mogelijk. De kopersbege-leider kan je helpen met het uitkiezen van jouw opties en jouw adviseren bij eventueel maatwerk.

In verband met de voorbereiding van de bouw, zijn opties wel aan uiterlijke beslisdata gebonden, dit worden zogenaamde sluitingsdata genoemd. We informeren je er uiteraard tijdig over.

7.Blijf op de hoogte van de bouwJouw woning wordt gebouwd conform de verkooptekeningen en technische omschrijving en alle opties die je hebt gekozen. Tijdens de bouw ontvang je regelmatig nieuwsbrieven, met relevante en actuele informatie over de bouw en voortgang. Tevens wordt je meerdere malen uitgenodigd voor een kijkmiddag.

8.Neem de sleutel in ontvangstNu de bouw van jouw woning (bijna) is voltooid, is het zo ver. Jouw woning wordt opgeleverd.Enkele weken voor de oplevering nodigen we je uit voor een voorschouw. Je kunt dan vooruit- lopend op de formele oplevering alvast in de woning kijken en eventuele verbeter- of herstel-punten aangeven. Zo kan de aannemer ervoor zorgen dat bij de feitelijke oplevering en sleutel-overdracht jouw woning er perfect bij staat.

9.Richt in en genietNa de oplevering is/wordt het tijd om je eigen signatuur aan je huis te geven. Verven, behangen, inrichten en uiteindelijk fijn wonen en genieten in jouw droomwoning!

The buyer supervisor explains what you can expect during the process and, if necessary, translates your wishes into an offer and, in every instance, a tailor-made drawing. We are all different and, for that reason, no two homes are the same.

After you have purchased your home the buyer supervisor will invite you into the basement of Van Wanrooij kitchen, bathroom and tile store in Waardenburg. Here you will find a large number of buyer options which can be studied. The buyer supervisor translates, if necessary, your wishes into an offer and, in every instance, a tailor-made drawing. After all, your home is tailor-made.

Found. Your ideal home! But now this is where it all starts… which steps do you have to take before

this beautiful home can become your own?

1Check your financial options First of all you have to determine your financial options. There are a variety of websites where you can calculate what you can borrow and what the monthly charges are. You can of course also ask for advice from a financial adviser.

2Please contact the estate agentThe estate agent has all the information you need regarding the home and the project. This ranges from plan drawings, technical descriptions and a full list of options. He will help you with any questions you have about your ideal home. 3.Sign the contract of saleThe estate agents mediates between you and the vendor. The estate agent can give you a completesales folder which includes, for example, a draft contract of sale. After you have indicated that you intend to purchase, the estate agent would draw up the contract of sale which you and the vendor and then sign. After signing, a statutory period of reflection of three days applies. However we apply a period of reflection of seven days in the case of new-builds.

4.Arrange the financingNow is the time that you have to arrange the definitive financing. You can request offers from various mortgage providers. Make sure you get the right information. Prepare properly: after your initial meeting you will have to submit financial details to the mortgage provider, and they will check, for example, your loan/payments details at the BKR (Credit Registration Office [Bureau Krediet Registratie]) in Tiel.

5.Make an appointment for the handoverAfter the financing has been arranged and you have received notification from us that the handover can actually take place, you will receive an invitation from the civil-law notary for the transfer, or conveyance. The transfer (this is also referred to as the execution of the deed of trans-fer) takes place in the presence of the civil-law notary. You can contact a civil-law notary yourself to have the deed executed or you can contact the civil-law notary we have proposed. In the case of new-builds, the purchase price is divided into land costs and a contract price (for the con-struction of your home). You paid the land costs immediately when the deed is executed. You pay the contract price in instalments, proportional to the construction progress.

6.Adapt the home to your wishes there in the case of our new-build homes you have the option of adapting the home in all kinds of ways to make it your ideal home. We can offer you plenty of options for enlarging your home. Examples are an extension, a bay window or a dormer window. However we can also offer you a variety of layout options, such as a walk-in closet, combining bedrooms, one or more extra rooms or a larger bathroom. On top of this we can offer you finishing-related options, such as different interior doors and/or frames, door handles, switching equipment or different wall finishings. All these options are included in a detailed list in the purchase folder. On top of this, all kinds of tailor-made options are possible.

The buyer supervisor can help you choose your options and advice you on tailor-made solutions. In connection with construction preparations, the options are subject to decision deadlines, which are also referred to as closure dates. We will of course inform you about these in good time.

7.Stay up-to-date on construction progressYour home will be built in accordance with the sales drawings and technical description and all the options you have chosen. During the construction you will receive regular newsletters containing relevant and up-to-date information about the construction and progress. In addition, you will be invited to view the property on a number of occasions.

8.Take receipt of the keyWhen the construction of your home has (almost) been completed, all the waiting will be over. Your home is ready for occupation. We will invite you to a preliminary viewing several weeks before completion. This will give you an opportunity, prior to formal completion, to take a look around the home and indicate anything that has to be improved or rectified. In this way, the contract can ensure that your home is finished to perfecti-on when you actually take possession and receive the keys.

9.Move in and enjoy!Once the home has been completed, will be time to make it your own. Painting, wallpapering, furnishing and at last enjoy living in your dream home!
