CONSTRUCTION/BUILDING SYSTEMS DETAIL
ROOFThe roofing system is a Spray Polyurethane Foam (SPF) insulation roofing system on a wood-framed, plywood sheathing roof.
HVAC/HEATING SYSTEMSThe subject building is heated and cooled by reportedly 315 tons of roof-mounted package HVAC units, controlled by either a Novan Legacy DOS based energy management system or thermostats located in conditioned spaces. The 21 HVAC units range in size from two (2) to 30-ton capacities and are manufactured by Carrier. The HVAC equipment consists of package units and split heat pump systems. The units are both electric and gas-fired. Insulated metal and flex ducts distribute the conditioned air to the respective areas. One Armanda window AC unit is used. Process rooms typically have their own tenant owned HVAC equipment, which supplements the building systems. Metal screen walls are installed at the perimeter of the upper roof section to screen the view of the rooftop equipment.
ELECTRICALThe subject building is provided 3,000 amps of power at 480/240/208 volts, 3-phase 4-wire. Distribution circuit breaker panels and step down transformers are located as needed throughout the interior spaces. There are no fuse panels. Wiring is copper. There is a roof-mounted emergency generator on the east portion of the building. The natural gas-fired, Westinghouse manufactured, generator is rated at 100 amps, 600 volts AC and 250 volts DC. The generator provides back-up power for the building security systems and limited process equipment.
PLUMBINGThe source of potable water is the City of Santa Rosa. The plumbing system includes the necessary hot and cold water supply, drainage, waste, and vent systems.
SPRINKLERSThe building is fully protected by wet-pipe and dry-pipe sprinkler systems.
