5.0 SERVICES

In this building, services provided are electrical services, and drainage.

Surveying work has some problem as some location of electrical wiring cant be

surveyed due to inaccessible location like above the ceiling level, and in a locked

room.

5.1 Electrical

In this building, there is just one consumer unit found which is located in a

south-west room (Refer Appendix C). Earthing system of the Aula Timur is not fully

discovered as the conductor that directs the lightning to the ground cant be found.

However, there are three lightning rod found located at the roof top as shown in the

picture below.

This building doesnt have any information about the electrical test or rewiring,

but the poor condition of electrical power point and other wiring circuits show lack of

maintenance have been done for electrical services. Picture belowshow some of the

electrical wiring are not properly sealed and totally exposed due to missing cover,

while the other picture show power point located under the cover have no currency

and cant be used anymore. These exposed wiring is very dangerous as it will

increase the probability of electric shock to the user.

Overall condition of electrical services for this building is poor as there are

lack of maintenance have been done for electrical services and also poor condition of

wiring and safety factor have been neglected.

5.2 Drainage

Aula Timur have a drainage system all around every corner of the building,

mostly for collecting rain water from rain water down pipe. Drainage for Aula Timur is

made up from concrete and covered up by cement render. Overall condition of the

drainage system in this building is very poor, as there are thick soil precipitate along

the drainage system and at some part of the drainage, there are serious crack and

fully broken drainage causing the drain not properly connected and functioning well.

6.0 ENVIRONMENTAL AND OTHER ISSUES

Building and environment have a unique relationship. They are related to

each other in several factors such as the effects of weather to a building, how the

humidity surround the building can affects the occupants in a building and many

more.

6.1 Orientation and Exposure

Aula Timur is located to the East of Bandung Institute of Technology. (Refer

Appendix A). This building is 100% expose to the rain and sunlight because there are

no coverage such as big trees that can protect the building from direct rain and

sunlight.

6.2 Thermal Insulation and Energy Efficiency

Aula Timur has a good thermal insulation. The wall surround the building is

fulfilled with windows. (Refer Appendix H: Figure 11). The windows give adequate

lighting into the building but they need to have a proper maintenance. This is

because there are a few broken glasses at the window and need to be change. This

building used tiles as its floor finishes. It has a good condition and only need to be

cleaned more frequently.

6.3 Ventilation

There are a lot of holes at the bottom of the walls that played as an access for

fresh air into the building. There is an area about 785mm height between the ceiling

and the wall surrounds the building and is covered only by net. It is functioning as

ventilation to the building. The building does not use any fan or air-conditioner in the

building but the occupants feel comfort when they are in it. This also due to the

weather in Bandung, that has higher moisture. (Refer Appendix H: Figure 12 and

Figure 13).

6.4 Noise and Disturbance

There is no disturbance like noise and smells from surrounding areas

because Aula Timur is located in Bandung Institute of Technology campus that have

academic environment and has many workers to care about the maintenance and

cleanliness of the building.

6.5 Means of Escape

From the observation, there are no emergency escape, routes, left

conversions and upper storey found in this building.

6.7 Security

Every access door in Aula Timur has door locks while the windows in Aula

Timur is fixed window. There is no security alarm found in this building.

7.0 OUTBUILDINGS, GROUNDS AND BOUNDARIES

Aula Timur doesnt have any outbuilding and the boundaries also cant be

found as the building is located inside the ITB territory. Ground level of the Aula Timur

is generally flat and slopes just occur at 14 meters to the south of the building.

7.1 Gardens and Grounds

Grounds surrounding Aula Timur generally planted with grass and added with

some big tree planted at several locations. At the west side of the Aula Timur, the

whole side of the building is covered by paving that used as a parking area, while at

the south side of the building, there is paving as a driveway to the surrounding

building including driveway for Aula Timur itself. This building doesnt have any

fences at all and there is no steep slope at any part surrounding this building.
